Demolition of Council Property

How do we decide which properties to demolish?

A recommendation can be made to demolish a council property for a number of reasons including:

Who makes the final decision about demolitions?

The Council owns all council homes but has delegated some decision making responsibilities to Berneslai Homes.

For demolition schemes estimated to cost less than £100,000, decisions will be made by the Strategic Board of Berneslai Homes. 

For schemes over £100,000, the Board’s role is to make a recommendation only on demolition and rehousing to the Council. The final decision rests with the Council. 

For all schemes, there is ongoing liaison between Berneslai Homes’ Regeneration and Special Projects Team and the Council’s Strategic Housing Team. Residents, Strategic Housing staff , Councillors and other interested parties are consulted as part of the development of all demolition schemes.

What happens after demolition?

Future use of cleared sites is not delegated to Berneslai Homes and is decided by the Council. A decision will be made on each individual site taking in to account the size of the site, its location and local housing needs. 

What if my property is recommended for demolition?

Demolition schemes are managed by the Regeneration and Special Projects Team. You will be consulted on the proposals for your property and estate  and we will keep you informed throughout the process up to the final decision.

If we need to demolish your home, we will make sure that we meet our statutory duties in elation the Housing Acts of 1985 and 1996.

If the decision is for demolition, a Development Officer will be allocated to work with you. They will help you to find alternative housing and explain the compensation package.
