Repairs and Maintenance

You can report a repair to the communal areas of your flats to the Repairs Hotline by phoning 01226 787878. They will report the works and arrange to have any faults fixed. You must remember you have to pay your share of any repairs carried out on your block.

Council responsibility
  • All communal areas, shared doors and shared lighting.
  • Staircases to flats and lifts.
  • Shared gardens, garden paths, drying areas and shared rubbish areas.
  • Structural walls and foundations.
  • Chimneys, roofs and guttering.
  • Door entry systems (where fitted).
  • Service pipes and drains within the boundary of the property.
  • Fire alarms and fire fighting equipment.
  • Shared TV aerial.
Leaseholder responsibility
  • Floorboards, internal plaster to walls and ceilings.
  • Internal decoration including carpets and paintwork.
  • Any water tanks serving the property alone.
  • Sanitary fixtures and fittings.
  • Window frames, external doors and frames and glass to windows.
  • Plumbing and wiring inside the home.

Major Works – Occasionally more substantial work will need to be done on your block, such as painting, major roof repairs, a full window replacement scheme.  This kind of work is planned in advance and we will advise you before any work is started, and ask you for your views.

Repair and Maintenance Contractor

We have written to you recently about our intention to tender out the repairs and maintenance contract. All repairs that are carried out to properties managed by Berneslai Homes are delivered through this contract.

The tender has now been completed Barnsley Council and NPS Barnsley and Wates Living Space (Maintenance) Ltd will be taking over the housing repairs, planned maintenance, improvement and environmental work currently undertaken by Kier. This will take effect from 1st April 2020 for ten years.  If you have a property in Wombwell, Hoyland or the Dearne please see our Wates customers frequently asked questions section below.

The remaining two thirds of the Borough will continue to be undertaken in-house by Berneslai Homes Construction Services. Residents will see no change to the high levels of services they currently receive. Please see our Construction Services frequently asked questions section below.

Who will carry out the repairs at my block?

Your repairs will continue to be carried out by Construction Services.  If you live in Wombwell, Thurnscoe and Hoyland areas of the borough then this will be carried out by Wates.

Why have we got a new contractor?

Our existing contracted ended in April 2020 which meant we had to go out to tender to find the best contractor available and invited those who are interested in carrying out repairs at managed by Berneslai Homes to bid. Construction Services were awarded the work for the same areas they already cover and Wates have taken over the work by Kier in Wombwell, Thurnscoe and Hoyland areas of the borough. Their bid was assessed on the cost and the quality of the repairs.

How will this affect the cost of repairs?

We do not anticipate any significant increase in the cost of repairs, however the cost of some repairs may increase, while others stay the same.

Why can’t you tell me the amount I will pay for repairs under the new contract?

The new contract will work in the same way as the old contract. If there are no repairs carried out at your block, you will not have any repair charges to pay.

The contract will last for ten years. We cannot anticipate what repairs may be needed at your block for this period of time. We therefore cannot give you the exact costs you will be asked to pay.

To give you an idea of the costs that may be incurred we have prepared a list of common repairs and the costs. If you would like to go through these the time and place is included on your notice.  We are unable to give you the cost of all the repairs that are covered by the contract as they can vary from block to block. For example, replacing a roof tile on a three storey block may require a scaffold or a different type of scaffold to the same repair on a bungalow.

How will I know the person at my door works for Construction Services or Wates?

All staff working for or with Berneslai Homes will always carry an identification badge.
